Two methods, one clean house
Pressure washing is right for driveways, walkways, patios and pool decks — the pressure is what lifts embedded dirt out of open concrete pores. On siding, stucco, painted brick and roofs, that same pressure is destructive: it etches wood, strips paint, and drives water behind the cladding into wall cavities that were never designed to dry out.
Soft washing is the answer on cladding. Low pressure, higher volume, and the right cleaning solution do the actual work — killing the algae, mildew and pollen at the root rather than blasting the top layer off. The house gets clean, the paint stays on, and nothing gets forced where it shouldn't.
What we wash
House washing — siding, brick, stucco and hardboard. Driveways, walkways, patios and pool decks. Decks, fences and pergolas. Roofs (soft wash only — never high pressure on shingles or tile). Gutters and exterior surfaces before painting.
On every job we plan the run-off: we protect landscaping, direct water where it belongs, and coordinate with the homeowner on which windows and vents will be open or closed during the wash.
The painter's advantage
Every exterior repaint we do starts with a proper wash — it's step one of our prep, not an add-on. So this is a trade we run daily, not a side line. If you're planning to paint later, we'll wash it like a prep crew, because we are one.
That matters because a wash for prep isn't the same as a wash for looks. Prep-grade washing removes chalking, mildew and loose paint edges the top coat needs to bond over. Cosmetic washing just removes dirt. We're comfortable doing either and telling you which one your project actually needs.
Roofs — soft wash only
Roof shingles and tile take real damage from pressure. We use a low-pressure soft wash system with an algaecide/biocide solution designed for asphalt and clay — the black streaks come off, the granules stay on. Same discipline on metal roofs and painted surfaces.
