Level 5 Drywall Finish — AAA Construction Services

A Level 4 finish is the builder standard. A Level 5 finish is a full skim coat of joint compound across the entire wall — the only spec that reliably disappears under gloss paint, deep colors, or the raking light of a large window or a wall of picture lights. We deliver Level 5 drywall finishing in Atlanta, Alpharetta, Roswell, Milton and the rest of North Atlanta for new builds, renovations and designer spec homes.

When Level 5 is not optional

Any project spec'ing gloss or semi-gloss paint, dark saturated color, or a critical-light condition (a west wall next to a tall window, a stairwell picture light, a great room with dozens of downlights) needs a Level 5 finish. At Level 4, every fastener dimple, every taped seam, every trowel line will telegraph through the paint. At Level 5 they disappear.

This is the page most painters can't quote — because most painters don't skim. We do. Roughly one in five of our projects needs the full Level 5 spec, and we've been doing it long enough to know exactly how much compound, how many passes, and how much sanding a room really takes.

What the process actually looks like

We start by masking off floors, cabinetry, and any casework that will stay in place. Joint compound is applied thinly across the entire surface, allowed to dry, then knocked down and sanded with progressively finer grits until the wall reads uniformly matte under angled light.

A skim-coated wall isn't just smoother — it's more consistent. Paint sheens read evenly, colors sit correctly, and the wall no longer photographs badly under a real-estate photographer's flash.

Who this is for

Interior designers spec'ing gloss walls or Venetian plaster underlayment. Builders finishing model homes where gloss trim meets flat wall on the same plane. Homeowners who've just had a wall of art lighting installed and can see every seam. Anyone who's been told by a painter, 'we can't fix that without a skim coat.'

Where we deliver Level 5 drywall in Atlanta

We skim-coat walls in Atlanta, Buckhead, Brookhaven, Sandy Springs, Alpharetta, Johns Creek, Milton, Roswell, Cumming, Marietta, Woodstock, Duluth, Suwanee and Kennesaw. Newer homes with great rooms and picture windows often need Level 5 to read correctly; older intown renovations with plaster repair need the same flat-wall standard before paint.

From the field

Every window, roofline, plant and brick surface on a recent Roxboro exterior job was masked before we started — the same containment discipline we bring indoors when we're skimming a room that's already floored and cabineted.

/// Process

After the drywall — prime, then hunt every imperfection.

Once the drywall is hung and taped, we roll a full coat of primer on every wall and ceiling. Primer is what makes flaws visible — seams, screw pops, roller texture, dents and trowel marks. We walk each room under raking work-lights, mark every imperfection, then skim, sand and re-prime until the walls read flat under any angle of light.

/// Questions

Common questions.

Do I really need Level 5 or is Level 4 fine?+

If your paint is flat, on a wall without dramatic side-light, Level 4 is usually fine. Gloss, dark color, or a wall your eye rakes across in low sun — that's when you need Level 5. We'll tell you honestly on the walk-through.

How much does Level 5 drywall finishing cost in Atlanta?+

Pricing is by wall and ceiling square footage plus prep. A single great room with high ceilings costs more than a standard bedroom because of scaffolding and compound volume. We quote a flat price after the walk-through.

How long does a Level 5 skim take?+

For a typical room, plan on two to three days for skim, sand and prime. Larger great rooms or stairwells can run a week.

Can you skim over textured walls?+

Yes. We remove or knock down existing texture, then skim flat. This is common in Sandy Springs and Roswell renovations where knockdown or popcorn was original to the house.

Is this dusty?+

Sanding compound produces very fine dust — we mask floors and adjacent rooms, seal HVAC returns, and run air movers to keep it contained. It's the same containment we use on cabinet finishing work.

Do you serve North Atlanta suburbs?+

Yes — Alpharetta, Johns Creek, Milton, Roswell, Cumming, Marietta, Woodstock, Duluth, Suwanee, Kennesaw and in-town Atlanta.
